This charming 2 bedroom property is located in a newly built modern building that reflects the energy of its surrounding neighborhood. The unit itself has beautiful upgrades and an open floor plan. This unit had modern furnishings but and awkward furniture layout. We came in and created a new furniture layout that gave you distinct areas for living and dining and improved the flow of the space. We also brought in amazing artwork and accessories to finish the space. Our goal was to give the eye a cohesive color palette and fine furnishings to follow as you enter the newly staged space and continue to explore further within. This charming cottage home possessed lots of period detailing and beautiful hard wood floors. The neighborhood is a great place for families or couples looking for their first home. We staged this property with just the essentials to highlight the old world details that give personality. Our goal was to make it feel comfortable, warm and inviting through colorful artwork, neutralizing bold paint colors, and coordinating furnishings.

The outside of the property received fresh red paint and the quintessential picket fence was painted white. This property received lots of interest, multiple bids and sold for above asking price.

501 Beale Street 14B

501 Beale Street 14B was a vacant property in a prestigious building close to the bay. The aesthetic of the building was modern with bold uses of color through furnishings and artwork. Our goal while staging this property was to achieve a warm and consistent color palette throughout the space. The walls were white and the space had limited overhead lighting. We achieved a strong modern design with warm woods, a warm color palette, and bold artwork and furnishings to contrast with the starkness of the walls. The property sold very quickly during a slower time in real estate.

The Portside II

The Portside II is a slightly newer building than the original Portside. This unit had large windows overlooking the bay and lots of natural light. We used shades of green through to bring a bit of nature indoors and create a fresh, bright feeling. We staged the space with artwork and furnishings appropriate to the slightly older aesthetic of the building. By highlighting the great features such as the view of the bay this unit sold in less than 30 days.

Union Square

This prestigious pied a terre located a few blocks from the popular Union Square in San Francisco was a vacant second home for my client. The building was modern in design from the moment you walked through the doors. The unit had beautiful exposed brick walls and a terrace that overlooked the gates of Chinatown. We created custom paintings and artwork specifically for the space. We kept the furnishings minimal to be consistent with the modern feel of the building. This pied a terre sold in less than 30 days for over asking price.

3rd Street Loft

3rd Street, SOMA Loft – San Francisco was a redesign project. The loft was a blank canvas with white walls incorporating two different styles. We used a variety of textures and furnishings to achieve a modern style with clean lines. We also used rustic sculptural pieces to add warmth and texture. The desired feeling of warmth and modernism was the final result for the loft space.

501 Beale Street 16D

501 Beale Street 16D was a second home for my clients. The property was located on the 16th floor and had an amazing view of the bay and the Bay Bridge. The property had 2 bedrooms, 2 full baths, floor to ceiling windows and modern fixtures. We wanted to stay with the modern high-rise appeal and chose modern furnishings with crisp warmth. We chose to tone down the brightness of the standard white walls by painting focal walls in calm, neutral colors. The property was the market just over 30 days before selling significantly over asking price, setting a precedent for home sales at 501 Beale Street.

The Portside

The Portside building is on older high-rise condominium that still contains most of its original features, such as large round windows that mimic portholes on ships. Most of the units have great views of the bay and the Bay Bridge.This property was staged using a cool color palette throughout to bring the feeling of the bay indoors. This unit was a small unit, every inch had to be maximized. We presented a combination dining area and living space that left plenty of space for entertaining. The unit sold within 30 days to a former San Francisco resident.

Rockridge

This property located in the Rockridge area of Oakland was large multiple room home with a private outdoor patio. The location and style of home played a large part in the choice of furnishings used for this property. Our goal was to create a charming family oriented retreat that would appeal to a buyer looking for a large space with multiple rooms. This property was located near public transportation and shopping. After the interior was staged and the private patio was accented with colorful plants and stylish outdoor furniture this property was ready for sale. This home was only on the market less than a week and was sold in a matter of days.
